Can You Use Your VA Loan Again If You Still Own Your First Home?

Often, yes. If you still own a home bought with a VA loan, you may have enough remaining entitlement to buy another home in San Antonio with a new VA loan, as long as you’ll live in the new home and your lender approves you. Your remaining entitlement and the 2026 county loan limit of $832,750 in Bexar, Comal, Guadalupe, and Kendall counties decide how much you can borrow with no down payment. Here’s how to run the numbers before you house-hunt.

What Is VA Entitlement?

Entitlement is the amount VA promises to pay your lender if you default. It’s not a cash amount you can spend. VA splits it into two parts:

  • Basic entitlement: Shown on your Certificate of Eligibility (COE). If your COE shows $36,000, you have full entitlement
  • Bonus entitlement: Applies to loans above $144,000. With full entitlement, VA guarantees up to 25% of the loan amount

With full entitlement, VA says you have no loan limit, as long as you can afford the loan and the appraisal supports the price. Once part of your entitlement is tied up in a home you still own, the county loan limit comes back into play.

How Do You Calculate Your Remaining Entitlement?

VA’s own four-step method:

  1. Find what you’ve used: On your COE, look at the “Prior Loans charged to entitlement” table and the Entitlement Charged column
  2. Find the county limit: VA uses FHFA’s one-unit conforming loan limit for the county where you’re buying
  3. Multiply by 25%: County limit × 0.25
  4. Subtract: Step 3 minus Step 1 is your remaining bonus entitlement

Most lenders want entitlement, a down payment, or both to cover at least 25% of the loan. So multiplying your remaining entitlement by 4 gives you roughly the largest loan most lenders will make with no money down.

What Does That Look Like in San Antonio?

FHFA’s 2026 one-unit limit is $832,750 in Bexar, Comal, Guadalupe, Kendall, Medina, and Hays counties. Here’s an example for a buyer who still owns a home with $75,000 of entitlement charged:

Step Amount
2026 county limit (Bexar County) $832,750
25% of the limit $208,187.50
Minus entitlement already charged −$75,000
Remaining bonus entitlement $133,187.50
× 4 = rough no-down-payment ceiling About $532,750

That’s a ceiling for the VA guaranty math, not an approval. Your lender still looks at credit, income, debts, and assets. If the home you want costs more, you can still use the VA loan by adding a down payment to cover the gap. VA says that if you’re “able and willing to make a down payment,” you may be able to borrow more than the county limit.

Can You Get Your Full Entitlement Back?

VA lets you restore used entitlement if at least one of these is true:

  • You sold and paid off: You sold the home and the prior loan is paid in full
  • A Veteran assumes your loan: A qualified Veteran buyer assumes it and substitutes their entitlement for yours
  • You paid it off but kept the home: You can do this one time only

You can request a COE with restoration online, through your lender, or with VA Form 26-1880. VA’s form instructions say proof of payoff can be a paid-in-full statement, a satisfaction of mortgage, or the closing statement from the sale or refinance. If you’re selling a VA-financed home in Texas to a buyer who’ll assume your loan, TREC has an Addendum for Release of Liability on Assumed Loan and/or Restoration of Seller’s VA Entitlement. Your agent and the title company can walk you through it.

What If You’re PCSing to JBSA and Keeping Your Last House?

If that’s your situation, line up these pieces early:

  • Occupancy: VA requires that you live in the home you buy with the new loan. Your lender will explain how its occupancy timing works with your report date
  • Pull a fresh COE: Confirm the Entitlement Charged figure instead of guessing from your old loan amount
  • Budget the funding fee: After first use, VA’s fee is 3.3% with less than 5% down, 1.5% with 5% or more, and 1.25% with 10% or more. Veterans receiving VA compensation for a service-connected disability are exempt, among others VA lists
  • Plan for the rental: Your lender decides how rent from the first home counts toward qualifying. Ask before you go under contract

New construction can help with timing, because move-in-ready inventory and builder closing dates can be matched to orders. See how VA loans work on new builds.

Frequently Asked Questions: Reusing Your VA Loan

Can I have two VA loans at the same time?

It’s possible if you have enough remaining entitlement and will live in the new home. VA calculates remaining entitlement from the county loan limit minus what’s already charged on your COE. In Bexar County, the 2026 limit is $832,750. Your lender still has to approve the new loan.

How do I restore my VA entitlement after selling my home?

Once the home is sold and the loan is paid in full, request a COE with restoration online, through your lender, or with VA Form 26-1880. Include proof of payoff, such as the closing statement from the sale, if VA asks for it.
