To buy a home in La Vernia, TX, get pre-approved (VA, USDA, FHA, or conventional), confirm whether the property is inside city limits, price the Wilson County tax stack (about $1.83 per $100 inside the city before exemptions in 2025), run rural due diligence on water, septic, and acreage, and file your homestead exemption after closing. La Vernia is a small Wilson County city east of San Antonio along U.S. 87, with a 2020 Census population of 1,077. Many listings with a La Vernia address sit outside city limits on larger lots, so the details of each address matter more than the town name.

Step 1: Get Pre-Approved for the Property Type
- Match the loan to the land: A home on a small city lot, a home on several acres, and a manufactured home on land are financed differently. Tell your lender the property type up front
- VA buyers: Request your Certificate of Eligibility through VA.gov or your lender. With full entitlement, VA does not set a loan limit; your lender approves the amount, and the appraisal has to support the price
- VA funding fee: 2.15% of the loan amount for first use with less than 5% down, 1.5% with 5% down, and 1.25% with 10% down. Veterans receiving VA disability compensation are generally exempt
- USDA: Many properties outside larger cities fall in USDA-eligible areas. Check the address on the USDA eligibility map. See our USDA Loans in San Antonio guide
Step 2: Confirm City Limits and Service Providers
- Inside vs outside the city: A La Vernia mailing address doesn’t mean the home is inside city limits. Check the Wilson County Appraisal District record for which taxing units apply
- Water and sewer: The City of La Vernia provides water and sewer service within its service area. Rural areas around town may be served by a water supply corporation such as SS Water Supply Corporation, or by a private well. Confirm the provider for the address
- Electric and internet: Electric providers vary by location in Wilson County. Ask the seller for 12 months of bills and confirm internet options at the address before you commit, especially if you work from home
Step 3: Build the Wilson County Tax Stack
| Taxing unit | 2025 adopted rate (per $100) | Source |
| Wilson County | $0.405961 | Wilson County 2025 rates |
| City of La Vernia | $0.272538 | Wilson County 2025 rates |
| La Vernia ISD | $1.051900 | Wilson County 2025 rates |
| Wilson County Memorial Hospital District | $0.081788 | Wilson County 2025 rates |
| San Antonio River Authority | $0.018300 | Wilson County 2025 rates |
| Emergency services district (ESD #1 to #5) | $0.0775 to $0.10, by address | Wilson County 2025 rates |
- Add it up for the address: Inside city limits, the first five rates total about $1.83 per $100 before the emergency services district and exemptions. Outside the city, drop the city rate. Some properties also have a small groundwater district rate
- Exemptions: The Wilson CAD 2025 exemption list shows the $140,000 state school homestead exemption for La Vernia ISD, plus over-65 and disabled exemptions. Ask your lender to estimate escrow with the exemptions you will actually qualify for
- School district: Confirm the district for the address. Most of the La Vernia area is in La Vernia ISD, but rural district lines don’t follow mailing addresses. Use TEA report cards and the district for school information
Step 4: Do Rural and Acreage Due Diligence
- Survey and boundaries: Order or review a current survey. Confirm fences, gates, driveways, barns, and easements match the recorded boundaries, and check for pipeline or utility easements
- Water source: Inside city limits, confirm city service. Outside, the home may be on a water supply corporation or a private well. For a well, ask for the well log and get a water quality test during the option period
- Wastewater: Ask whether the home is on sewer or an on-site sewage facility (septic). If it’s septic, get an inspection and maintenance records, and confirm whether an aerobic system has a service contract. TCEQ regulates on-site sewage facilities in Texas
- Agricultural valuation: If the land has an ag or wildlife valuation, ask the Wilson County Appraisal District what you must do to keep it and whether a change in use would trigger a rollback tax. Put responsibility for any rollback in the contract
- Restrictions: Get the deed restrictions and any HOA or POA documents before you plan livestock, a shop, a manufactured home, or a second structure
- Flood zone: Check the FEMA Flood Map Service Center and get an insurance quote during the option period
Step 5: Use the Option Period Well
- Option period: The TREC One to Four Family Residential Contract (Resale) gives you an option period you buy with an option fee. On a rural property, book the general, septic, well, and any pest or structural inspections in the first days
- Outbuildings and fencing: Barns, shops, and fences aren’t always covered by a standard inspection. Look at them yourself or hire a specialist
- Commute: Drive the U.S. 87 and Loop 1604 route to your work at rush hour. If you’re headed to JBSA-Randolph, see our Randolph AFB Guide
Step 6: Close and File Your Exemptions
- Homestead: File Form 50-114 with the Wilson County Appraisal District once the home is your principal residence. Wilson County says applications are due before May 1 of the tax year
- Disabled veterans: Texas Tax Code ยง11.131 provides a total residence homestead exemption for veterans rated 100% disabled or individually unemployable. Partial exemptions apply at lower ratings. File with your VA award letter
